Overboarding and replacement are different scopes

Overboarding normally leaves the existing ceiling in place and fixes new boards into a suitable structural background. Full replacement adds strip-out, dust control, waste, inspection of the structure and possible insulation, fire or acoustic work.

Require the plasterer to state why the chosen fixing method is appropriate, the board type and thickness, treatment of joints and edges, whether a finishing skim is included and how lights, detectors, vents and coving will be handled.

Check textured coatings and hidden services before disturbance

HSE says asbestos can be present in textured decorative coatings. Age or appearance cannot prove whether a material contains asbestos, so suspicious material should be assessed before drilling, scraping or removal.

Also isolate and make safe electrical fittings through the appropriate trade. Confirm protection, access equipment, drying time, cleanup, waste, making good, decoration and VAT in the written quotation.
