External walls

House Rendering Cost Calculator and Price Guide

Estimate external rendering from measured facing-wall area, render system, background condition and scaffold allowance.

Direct answer

Checkatrade's June 2026 observation is £30–£80 per m² across house-rendering work; its 90m² three-bedroom semi example is £2,700–£7,200 before checking exclusions. MyBuilder's August 2026 system bands run from £40–£60 per m² for sand and cement to £60–£100 per m² for silicone render.

Estimate your house rendering cost

Enter the measured external wall area, render system, surface condition and access. The result uses the same dated evidence model explained in this guide and stays visible without contact details.

What changes the result?

A useful calculation starts with the physical scope and the written commercial terms. These are the factors to make explicit:

  • Net facing-wall area
  • Render system and finish
  • Removal and substrate preparation
  • Scaffolding and difficult elevations
  • Openings, details, waste and weather

Use one scope for every quote

Give each business the same information and ask it to resolve the same boundaries. That makes the totals more comparable and exposes work left as an allowance or exclusion.

  1. Measure each elevation
  2. Name the render system and coat build-up
  3. Separate scaffold and substrate repair
  4. Confirm waste, VAT, protection and finish

Current rendering price evidence

Checkatrade reports £30–£80 per m² across house rendering. MyBuilder's August 2026 system-specific bands give a more useful specification check.

  • Sand and cement: £40–£60 per m²
  • Acrylic: £50–£70 per m²
  • Monocouche: £50–£80 per m²
  • Silicone: £60–£100 per m²

Example: a 90m² facing-wall area

Checkatrade's example for a three-bedroom semi with about 90m² of walls is £2,700–£7,200. That is consistent with its broad £30–£80 per-m² band. It should not be treated as an all-in property average: old-render removal, repairs, scaffold, details and waste may be separate.

The calculator lets you enter the measured net elevation area, choose the render system and expose a separate access allowance.

Reproduce the default rendering estimate

The default worksheet uses 90m², sand-and-cement render, a sound background, typical UK labour and partial scaffold. Its unchanged model uses £30–£60 per m²: £2,700–£5,400 for the measured area, plus the modeled £500–£1,500 partial-access allowance, gives £3,200–£6,900. The condition and regional factor is 1.00 in this example.

That £30–£60 model band is not a quotation or a price copied from one contractor. The checked sources differ: Checkatrade lists £30–£50 for sand and cement; MyBuilder lists £40–£60. The calculator's wider planning envelope and access options remain the dated model explained in our methodology, not newly verified local prices.

If access is genuinely ground-level or already provided, select that option: the same sand-and-cement example becomes £2,700–£5,400 with no extra scaffold allowance. At 90m², silicone render with partial access instead gives £5,900–£10,500. Do not add scaffold again if your written price already includes it.

Measure the elevations and carry the same scope into quotes

Add the area of each wall face to be rendered, then deduct the substantial door and window openings. Enter that net facing-wall area, not the floor area or a bedroom-count guess. Record which elevations are included and ask the contractor to confirm the measurement and treatment of reveals, returns and awkward details.

The existing calculator shows a free result before contact details. Its Carry this render estimate into local quotes button retains your area, render system, condition, access, regional assumption and range in the project brief; the quote form starts with External rendering selected. Add the real property, timeframe and photographs only if you decide to request matching. Suitable coverage is reviewed; an estimate is not a promise of an available renderer.

A poor-surface factor is a planning adjustment, not an itemised removal or repair quote. Confirm old-render removal, major repairs, insulation, waste, paint, VAT and scaffold inclusions separately. Those boundaries explain why a broad published house example and your selected calculator scenario can show different totals.

Specify the substrate and access

The contractor should state what existing render is removed, how cracks and masonry are repaired, the reinforcement and primer, the named render system, coat thickness, finish, colour and weather protection. MyBuilder's current scaffold observation of £500–£2,500 shows why access should stay visible rather than being hidden in a rate.

  • Elevation schedule and opening deductions
  • Removal, repair and preparation
  • Mesh, beads, base coat and finish
  • Scaffold, protection and neighbour access
  • Waste, VAT, warranty and maintenance

Questions people ask

How much does house rendering cost per square metre?

Current UK evidence spans about £30–£80 per m² overall. System-specific observations run from £40–£60 for sand and cement to £60–£100 for silicone render.

How much does it cost to render a three-bedroom house?

Checkatrade gives £2,700–£7,200 for an example three-bedroom semi with about 90m² of walls. Measure the actual elevations and check scaffold, removal and repairs separately.

Is scaffolding included in rendering prices?

Not reliably. MyBuilder reports a current £500–£2,500 scaffold observation, so ask for access to be an explicit inclusion or line item.

Which type of render is cheapest?

Sand-and-cement has the lowest current system band in the cited data, but compatibility, exposure, maintenance and the required finish should determine the specification before price.
