Plastering Cost per m² in the UK

Compare current UK plastering rates per square metre while keeping minimum charges, preparation and coat systems separate.

Direct answer

Current August 2026 observations put skimming at £15–£30 per m² and full plastering at £18–£30 per m². Traditional lime plaster is a specialist system observed around £50–£100 per m². These rates are planning bands, not interchangeable specifications.

What changes the result?

A useful calculation starts with the physical scope and the written commercial terms. These are the factors to make explicit:

  • Net wall and ceiling area
  • Skim, full plaster or specialist system
  • Preparation and removal
  • Corners, openings and working height
  • Minimum attendance and regional demand

Use one scope for every quote

Give each business the same information and ask it to resolve the same boundaries. That makes the totals more comparable and exposes work left as an allowance or exclusion.

  1. Calculate net surface area consistently
  2. Name the coat system in each quote
  3. Separate access and preparation
  4. Compare total fixed prices as well as rates

Current per-m² planning bands

MyBuilder's August 2026 UK guide reports £15–£30 per m² for skimming and £18–£30 per m² for full plastering. Homebuilding's specialist overview places lime plaster around £50–£100 per m². The apparent overlap between skim and full-plaster bands is why the written total and preparation scope matter more than a single rate.

  • Skimming: £15–£30 per m²
  • Full plastering: £18–£30 per m²
  • Traditional lime plaster: £50–£100 per m²

How to calculate the area

For a rectangular room, wall area is twice the sum of width and length, multiplied by height. Deduct substantial door and window openings, then add the ceiling area if it is included. Measure stairwells, bays and high areas separately rather than forcing them into a standard room.

Why the invoice is not just area × rate

A small patch still needs travel, mixing, protection and cleaning. Complex corners, beads, curves, high ceilings and occupied rooms add labour without adding much flat area. Use the rate to test a quote, then make the decision on a written fixed scope.

  • Minimum job or attendance charge
  • Protection and room clearance
  • Base-coat and repair work
  • Waste and access equipment
  • VAT and final decoration

Questions people ask

What is the UK plastering cost per square metre?

Current planning evidence is £15–£30 per m² for skimming and £18–£30 per m² for full plastering. The job still needs a defined background and preparation scope.

Do I use floor area to calculate plastering?

No. Measure the wall faces and ceiling that will actually be plastered. Floor area alone materially understates most room surfaces.

Should door and window openings be deducted?

Deduct substantial openings consistently, but remember that reveals, corners and beads add labour. A contractor may not make a pound-for-pound deduction.

Why is lime plaster more expensive per square metre?

It can require compatible materials, several coats, more specialist labour and controlled curing. Suitability for the building fabric comes before price.
