Room budget
Cost to Plaster a Room in the UK
Calculate a room plastering budget from measured walls and ceilings, then separate a light re-skim from plastering from scratch.
MyBuilder's August 2026 room bands are £350–£750 for a small room, £430–£1,000 for a medium room and £570–£1,800 for a large room. A finish skim is not the same job as stripping, boarding and replastering; ask whether ceilings, removal and VAT are included. Use your measured walls and ceiling for a more useful planning estimate.
Room plastering prices depend on what is included
These are published benchmarks, not jobs booked through Plastering Quotes. They describe different scopes and cannot be averaged into one reliable room price. Sources checked 6 October 2026.

Calculate my room from its dimensions →How much to plaster a room and ceiling?
These original examples use our existing £15–£30/m² skim model, not a contractor quote or the room benchmarks above. Each has a 2.4m ceiling, sound surfaces, one room, a 10% deduction from walls for openings and the typical UK price band. The floor area is used for the ceiling, not for the walls.
Small room example
3m × 2.5m · 7.5m² floor
- Net walls
- 23.76m²
- Ceiling
- 7.50m²
- Walls-only skim model
- £360–£710
- Walls + ceiling skim model
- £470–£940
Bedroom example
4m × 3m · 12m² floor
- Net walls
- 30.24m²
- Ceiling
- 12.00m²
- Walls-only skim model
- £450–£910
- Walls + ceiling skim model
- £630–£1,270
Living-room example
5m × 4m · 20m² floor
- Net walls
- 38.88m²
- Ceiling
- 20.00m²
- Walls-only skim model
- £580–£1,170
- Walls + ceiling skim model
- £880–£1,770
For the 4m × 3m example: 2 × (4 + 3) × 2.4 × 0.90 = 30.24m² of net walls. Add 12m² of ceiling to get 42.24m². At £15–£30/m² the rounded model range is £630–£1,270. Walls only gives £450–£910. Changing the ceiling option changes the surface area; it does not assess whether that ceiling is safe to skim.
The calculator rounds to £10 and applies its existing £250 lower / £350 upper small-job floors. It does not automatically add VAT, removal, waste, decoration or structural repairs. Its rate model was reviewed on 14 September 2026; today's guide review has not recalibrated those assumptions.

- Small jobs often price above a simple square-metre calculation because of setup, protection and travel.
- Confirm preparation, drying, waste, making good and VAT in the written quote.
What changes the result?
A useful calculation starts with the physical scope and the written commercial terms. These are the factors to make explicit:
- Measured wall and ceiling area
- Re-skim, repair or plaster from scratch
- Loose plaster and background preparation
- Ceiling height, corners and access
- Protection, waste, VAT and decoration
Use one scope for every quote
Give each business the same information and ask it to resolve the same boundaries. That makes the totals more comparable and exposes work left as an allowance or exclusion.
- Give every plasterer the same room dimensions
- Mark walls and ceiling separately
- List cracks, loose areas and boarding
- Confirm protection, cleanup, VAT and decoration
Current room-plastering price bands
The benchmarks above retain their own dimensions, scope and tax basis. Checkatrade's re-skim and from-scratch categories do not establish that ceilings or all removal work are included. Which?'s higher range explicitly includes removing existing plaster and dry lining the walls; its survey is from November 2025, not a new October 2026 price collection.
A contractor can reasonably quote a fixed room price rather than multiply one rate by every square metre. Set-up, protection, background work and awkward corners can make two rooms with similar floor areas different jobs. These published observations are a starting point for questions, not proof that a local quote is too high.
Measure the surfaces, not just the floor
A 3m × 3m room does not contain only 9m² of plastering. Four walls at 2.4m high create about 28.8m² before deducting openings; the ceiling adds another 9m². Use the calculator to keep walls, ceilings and door or window deductions visible.
If several rooms are genuinely similar, the repeated-room input creates a first-pass portfolio budget. Measure unlike rooms separately so a tall stairwell or damaged ceiling does not disappear inside an average.
Scope that should appear in the quote
Ask whether the price includes protection, removal of loose material, crack repair, bonding or base coats, beads, plasterboard, waste, drying advice and making good around sockets or woodwork. Decoration is normally a later trade unless the quote says otherwise.

Skim, replaster or plasterboard: choose the right job
Use the skim path when the proposed work is a finish coat on a suitable existing background. Full replastering and new plasterboard are different specifications, so selecting them should reflect a plasterer's assessment rather than a preference for a cheaper output.
Our full-plaster model uses the previously published £18–£30/m² band. Its overlap with the skim band is not a claim that stripping a room costs the same as skimming it. Removal, rebuilding a damaged background and waste need an explicit allowance in the contractor's scope; a model multiplier cannot diagnose those tasks.
If a wall is damp, loose or repeatedly cracking, ask what is causing the defect before paying for a cosmetic finish. For textured coatings that may contain asbestos, do not sand, scrape or drill to obtain a measurement or test the surface yourself; use the HSE guidance and appropriate professional assessment.
A room quote comparison you can actually use
Describe the job before asking for prices: one 4m × 3m room with 2.4m walls; state whether all four walls and the ceiling are included; identify existing coatings and the agreed preparation. Replace the illustrative 10% opening deduction with measurements if the doors or windows are substantial.
Then compare the same named tasks. If one price omits a ceiling, it is not the cheaper price for the complete room. If another includes board replacement, ask the first business whether that work is needed and what it would add. Keep undecided work as a visible provisional item instead of treating it as included.
Use the free project brief after calculating to carry your dimensions, selected work and estimate into the optional quote request. Matching depends on suitable business coverage; the estimate stays available without contact details, and requesting quotes is not a promise that a plasterer is available.
Before the plasterer starts
Agree which furniture and fittings must move, who protects surfaces and who disposes of debris. Photograph the existing condition for your own records and ask what happens if hidden damage changes the scope after preparation.
Keep the total, VAT treatment, payment stages and any exclusions in writing. Ask for drying and decorating instructions for the actual product and background rather than relying on a universal number of days. A freshly completed surface is not automatically ready to paint.
Questions people ask
How much does it cost to plaster a medium room?
MyBuilder reports £430–£1,000 across room specifications. Checkatrade separates a roughly 3m × 3m re-skim at £430–£550 from a from-scratch category at £575–£920 including VAT. Which?'s walls-only strip, dry-line and skim scope is wider and excludes VAT. Match the scope, not just the room label.
Is the ceiling included in a room plastering price?
Do not assume it is. Ask for walls and ceiling to be listed separately, especially if the ceiling needs boarding, repair or textured-coating assessment.
Can several rooms be priced by multiplying one room?
Only as an early budget when their dimensions, condition and access are similar. Measure tall, damaged or unusually shaped rooms separately.
Does a plastering quote usually include painting?
Usually not unless decoration is expressly included. Confirm drying guidance, mist-coat preparation and who repairs or paints adjoining surfaces.
How much to plaster a 4m by 3m room and ceiling?
In our skim model, 2.4m walls with a 10% wall-opening deduction give 30.24m² of walls plus 12m² of ceiling. At the existing £15–£30/m² rate band, the rounded example is £630–£1,270. It is modeled arithmetic, not a local quote, and does not automatically include VAT, waste or removal.
Why does the calculator differ from a published room average?
The calculator prices measured surface area, while a room benchmark may use different dimensions, wall condition, ceiling inclusion and tax treatment. A contractor may also price attendance and preparation as a fixed job. Neither is evidence that a particular quote is wrong.
