Skim coat
Cost to Skim a Room in the UK
Price a finishing skim separately from repair, boarding and full replastering.
A professional skim is currently observed at about £15–£30 per m², while a medium 3m × 3m room is about £430–£550. Those figures assume a background suitable for skimming; loose plaster, deep damage or unsuitable coatings require a different scope.
What changes the result?
A useful calculation starts with the physical scope and the written commercial terms. These are the factors to make explicit:
- Soundness and suction of the background
- Walls, ceiling or both
- Crack and patch preparation
- Height, corners and openings
- Protection and minimum attendance
Use one scope for every quote
Give each business the same information and ask it to resolve the same boundaries. That makes the totals more comparable and exposes work left as an allowance or exclusion.
- Tap and mark loose or hollow areas
- Ask what bonding preparation is included
- Confirm walls and ceiling separately
- Agree the finish and decoration boundary
2026 skimming prices
MyBuilder reports £15–£30 per m² for skimming in August 2026. Checkatrade's June 2026 data reports an average around £24 per m² and £430–£550 for a medium room. A contractor may quote the complete room rather than a strict rate because setup and protection apply even to a small area.
When a skim is the right comparison
A skim is a thin finishing coat over a stable, compatible background. It is not a substitute for fixing active movement, damp, contamination or widespread blown plaster.
Ask the plasterer to state whether cracks are opened and reinforced, loose areas are removed, suction is controlled and beads are replaced. If boarding or a base coat is needed, compare that wider scope instead of a skim-only rate.
Example measured-area check
If the net walls and ceiling total 42m², the evidence band alone suggests £630–£1,260 before condition, regional and small-job adjustments. The calculator performs that arithmetic and exposes the inputs; it does not claim that every contractor will quote by the metre.
Questions people ask
What is the average cost to skim a room?
A medium 3m × 3m room is currently observed at £430–£550. Size, ceiling inclusion, condition and local labour demand can change the quote.
How much is skimming per square metre?
Current UK planning evidence is about £15–£30 per m², with Checkatrade separately reporting an average near £24 per m².
Can damaged plaster simply be skimmed?
Not if it is loose, damp, contaminated or still moving. The cause and background must be made suitable before a durable finish coat is applied.
Is a skim cheaper than plasterboarding?
It normally has less material and preparation when the existing surface is sound. If the background needs extensive repair, boarding may become the clearer or more reliable scope.
