Lime, Venetian and Specialist Plastering Costs

Compare traditional lime and decorative polished plaster with ordinary gypsum work without collapsing different systems into one rate.

Direct answer

Current specialist observations place lime plaster around £50–£100 per m² and Venetian plaster around £50–£200 per m². These are wide planning bands: background compatibility, number of coats, detailing, finish sample and specialist availability decide the quote.

What changes the result?

A useful calculation starts with the physical scope and the written commercial terms. These are the factors to make explicit:

  • Building fabric and background compatibility
  • Material, coat build-up and reinforcement
  • Decorative finish and approved sample
  • Curing and environmental conditions
  • Specialist labour, travel and access

Use one scope for every quote

Give each business the same information and ask it to resolve the same boundaries. That makes the totals more comparable and exposes work left as an allowance or exclusion.

  1. Request the named material system
  2. Confirm background preparation and coat count
  3. Approve a sample where appearance matters
  4. Record curing and decoration guidance

Specialist price observations

Homebuilding's current expert guide places lime plaster around £50–£100 per m². MyBuilder's August 2026 guide reports £50–£200 per m² for Venetian plaster. Neither is a substitute for a system specification.

  • Traditional lime plaster: about £50–£100 per m²
  • Venetian plaster: about £50–£200 per m²

Lime is a building-fabric decision

SPAB explains that lime has a long history in older buildings and can accommodate movement and allow moisture to evaporate. Replacing a compatible breathable system with an inappropriate hard or impermeable finish can trap moisture or damage softer fabric.

A specialist should inspect the existing masonry and coatings, then state the binder, aggregate, coat build-up, curing and finish. Price follows that decision rather than selecting the system from a rate table.

Decorative polished finishes need a sample

Venetian and similar decorative plasters are sold on appearance as well as protection. Colour, sheen, movement, substrate flatness, corners and sealer can change labour materially. Ask for a representative sample and define which natural variation is acceptable before the main work begins.

Questions people ask

How much does lime plaster cost per square metre?

A current specialist planning observation is about £50–£100 per m². Coat build-up, substrate repair, laths, access and curing can move the final quote.

How much does Venetian plaster cost?

MyBuilder's August 2026 range is about £50–£200 per m². Finish complexity, colour, detailing and the substrate explain much of the width.

Should an old house always use lime plaster?

Not automatically, but material compatibility and moisture movement deserve specialist assessment. Existing fabric and previous alterations should be understood before choosing a system.

Can specialist plaster be compared with a normal skim?

No. Compare the same named system, preparation, number of coats, sample standard and protection between quotes.
