Plan a K Rend project without confusing one brand with one fixed build-up, finish or all-in square-metre rate.
Current UK observations place general house rendering around £30–£80 per m², while Checkatrade uses about £72.50 per m² as a current silicone-render benchmark and about £10,000 for three walls of an average semi-detached house. K Rend is a brand with different systems, so the quote must name the exact product build-up and state whether preparation, mesh, scaffold, waste and VAT are included.
What changes the result?
A useful calculation starts with the physical scope and the written commercial terms. These are the factors to make explicit:
- Exact K Rend system and finish
- Measured elevation area and openings
- Existing render removal and substrate repairs
- Base coat, reinforcement, beads and primer
- Scaffold, protection, waste and VAT
Use one scope for every quote
Give each business the same information and ask it to resolve the same boundaries. That makes the totals more comparable and exposes work left as an allowance or exclusion.
- Ask for the exact manufacturer specification
- Compare measured net and gross areas
- Separate substrate repairs and access
- Require colour, texture and sample approval

Those figures do not prove that two quotes include the same wall preparation, access or branded system. Use the calculator's monocouche scenario as a starting point, then replace every assumption with the contractor's measured scope.
K Rend is not one generic material
The brand covers different cement-based, silicone and thin-coat products with product-specific backgrounds, base coats, reinforcement, primers, application depths and finishes. Ask the installer to identify the exact named components and confirm they form one compatible specification.
Do not accept a quote that uses ‘K Rend’ only as a colour or marketing label. The written scope should describe the substrate assessment, removal, repairs, beads, mesh locations, base preparation and final texture.
Normalize the full exterior project
Record every elevation, extension, gable, parapet, reveal, plinth, sill, pipe and awkward boundary. State how openings are measured and whether protection, scaffold, waste, making good and VAT are in the total.
Planning Portal notes that external wall changes can trigger planning or building-regulation questions in some circumstances. Check the property and local requirements before treating the finish as a purely cosmetic purchase.
